Commercial Title Insurance

Do you understand the purpose of a title insurance policy and how to read a title commitment?
This 2 1/2 hour course is for anyone looking to learn about, or for a refresher, on commercial title insurance policies.

Please Note: A minimum of 6 participants is required to hold this course.

This class will answer such questions as:

  • What is title insurance? Why is a lender’s policy important? And what to tell your client about owner’s policies.
  • How to read a title commitment. Section by section review and identification of possible issues to resolve before closing.
  • Proforma vs. Marked-Up Commitment. What is the difference?
  • Review of the final title policy and what to verify.
  • Endorsements. What do they cover and why is the coverage requested? What are the most common endorsements?
  • What is a proceeding subsequent? Why they take extra time, and what are options to get your transaction closed.
  • What is a quiet title action?
  • Suggestions on managing your relationship with the title company.
  • Updates on County processing times in the COVID environment.
